British Land Defeats Henderson Global Investors in Buying a London West End Property

The development site at 2-14 Baker Street, London West End had originally belonged to British Land before 2005 when it sold it for 57.2m. Sometime back McAleer & Rushe acquired the property for £40m by taking a £30m loan that was underwritten by the Bank of Ireland.

McAleer & Rushe had planned to build offices to rent London over a 140,000 sq ft area at the site. After acquiring approval for the same, it had contacted Jestico & Whiles to do the architecture of the office. However, they seem to have been hit by recession and Bank of Ireland was about to include the loan the £16bn loans that were to be transferred to the National Asset Management Agency of Ireland.

At that point, of time British Land showed an interest in the property, causing the bank to stop the transfer. Now it seems that the company will be able to get the property for around £30m, almost half of the price it sold it for.
